Condo renovation in South Florida is less about construction and more about process. The build itself is rarely the hard part — getting approved to start, and staying within the building's rules once you have, is where projects stall.
The approval package
Most associations want a scope of work, drawings, the contractor's license and insurance certificates naming the association as additional insured, and increasingly a sound-transmission specification for any hard flooring. Boards meet on their own schedule — sometimes monthly — so a submission that misses a meeting can cost weeks.
We prepare and submit this package as part of the project rather than handing you a form.
Work hours and access
Almost every building restricts working hours, and many prohibit noisy work entirely in season. Elevator reservations, protection of common areas, and designated routes for materials and debris are standard. These constraints are real and they affect the schedule — any contractor who does not mention them has not priced them.
Sound transmission
Hard flooring over occupied units usually triggers an impact-insulation requirement. That means an acoustic underlayment specified to the building's standard, and often documentation proving it. It is a small material cost and a large approval issue if skipped.
Plumbing is the real constraint
In most condos, relocating drains is limited or impossible without accessing the slab or the unit below. This shapes what a kitchen or bathroom layout can actually be. A good design works within that constraint from the start rather than proposing something that will be rejected.
Risers are shared. Any work affecting them typically requires building engagement and scheduled shutdowns, which have to be booked and announced.
What this means for your timeline
Add approval time before construction, and expect a longer on-site duration than the equivalent single-family job because of restricted hours. Build the schedule around realistic approval timelines rather than optimistic ones — that is the single most common cause of condo projects running over.
Where it is worth the effort
Condo kitchens and bathrooms in Boca Raton, Delray Beach and Fort Lauderdale often deliver the largest visible change per dollar of any project type, precisely because the footprint is fixed and the money goes into finishes and cabinetry rather than structure.
